'Compact' townhouses planned near Barrie's western border

Located near County Road 27, developer wants to rezone Salem Road property to make way for six three-storey townhouse blocks for 35 residences

Compact townhouses could be 500 Salem Rd.’s future in south Barrie.

City councillors gave initial approval April 23 to rezone a portion of this land, a change needed to build six three-storey townhouse blocks of 35 residences on an unnamed municipal road, with a street widening along Salem Road, open space and environmental protection land that will be conveyed to the city, at no cost.

Council will consider final approval of this rezoning at its May 1 meeting.

Developer LSR Salem wants to rezone a portion of 500 Salem Rd. from agricultural general to neighbourhood residential, environmental protection (EP) and open space.

The land contains an existing single-detached residential dwelling on the western portion of the property, which is not being rezoned and developed, although it is for sale. There is also a vegetated area, watercourse and a wetland.

City staff say the proposed rezoning amendment will permit the development of compact townhouses on planned municipal servicing infrastructure and public facilities, while protecting natural heritage features.

The proposed development would also contribute to the city’s intensification targets, assist the goal of creating a complete community through the provision of attainable housing, and support planned transit service levels. 

The project would also include vehicular and pedestrian connections to existing and planned developments, and is within walking distance of planned public facilities such as parks and schools.

This property is 8.2 acres in total and located on the north side of Salem Road, approximately 50 metres east of County Road 27. 

The TransCanada Pipeline traverses the western limits of this property in a north-south direction, parallel to County Road 27 and is subject to an existing easement.
